It Starts With the Lot

One of the parts of building I really enjoy is selecting homesites.

I’m involved in choosing lots for the homes we build, and I’ve learned that there can be a lot more to a lot than what you see on a map.

I’m thinking about things like the way the home may sit, the lot itself, privacy, grading, the surrounding homes, outdoor space and how those decisions may affect the finished property. You don’t need to understand all of those details before you start looking. That’s part of what I enjoy helping buyers think through.

How Will the Home Actually Live?

Floor plans can look great on paper, but I’m always thinking about how the home will feel once you’re actually living in it.

Where do you enter every day? How does the kitchen connect to the living space? Is there enough storage? Does the layout make sense for the way you live? Are there opportunities to make the space feel more open or functional?

Those are the kinds of questions I find myself asking whether we’re building a home, renovating one, or helping a buyer evaluate new construction.

There’s More to a Home Than the Finishes

Cabinets, countertops and flooring are the fun part — but they aren’t the only things I’m paying attention to.

When I’m walking new construction, I’m also looking at the overall quality of the home, the layout, construction details and the decisions that may be much harder to change after the home is finished. Pretty finishes can always catch your eye. I like helping buyers look a little deeper than that.

Making Selections Without Losing Sight of the Big Picture

Building comes with a lot of decisions.

Some selections are very personal. Others can have a much bigger impact on how a home looks, functions and may eventually appeal to another buyer.

Being involved in our own projects gives me a different perspective when I’m helping a client work through those choices. Sometimes spending more makes sense. Sometimes it doesn’t. I’m a big believer in making thoughtful decisions rather than simply upgrading everything because it’s available.

New Construction vs. an Existing Home

New construction isn’t automatically the right choice for every buyer, and neither is an existing home.

Some buyers love being able to choose finishes and watch a home come together. Others may find more value, a better lot or the location they want in an existing home. I enjoy helping buyers look at both options and think through what they’re gaining, what they may be giving up and which direction makes the most sense for their plans.
